Home prices rising faster in Washington than in any other state

It’s not just Seattle that’s seeing eye-popping housing costs: Across Washington, home prices are rising faster than in any state in the country — the first time that’s happened in a quarter-century. Soaring costs from Bellingham to Spokane have propelled the state to a record for home prices, surpassing its pre-recession peak for the first time. Just in the last few years, Washington has zoomed up the list of priciest states in the nation and now sits in the top five overall. “There’s no reason to believe that this is going to stop anytime soon,” said Peter Orser, director of the University of Washington’s Runstad Center for Real Estate Studies. “We’ve all talked about Seattle, but I’m starting to see the overflow — people are starting to make different decisions and trade-offs in pursuit of affordability.”

Average US 30-Year Mortgage Rate Rises to 3.45 Percent

ortgage giant Freddie Mac said Thursday the average for the benchmark 30-year fixed-rate mortgage rose to 3.45 percent from 3.42 percent last week. The average rate is down sharply from 4.04 percent a year ago.

Sales Fall in Kitsap County Real Estate Market | Published: 7/15/2016 | Homesnap Real Estate News

While home sales in the Kitsap County market have been above average, in this week's report they fell 3.0% to 457 homes sold over the last 30 days. Within the same time period, King County had 3,453 sales, the most of all counties in the area. The median sales price climbed to $295,500 over the latest reporting period for Kitsap County, up from $295,000. Despite the slip in sales, a relatively low two months of inventory indicates that Kitsap County is a definite seller's market.

Over the last 30 days, the Kitsap County market looked busy with 440 homes sold, a 2.3% increase from last week's report. At the same time, King County reported 3,431 home sales, the highest number from all the surrounding counties. The median sales price continued to rise, trending upwards for nearly four months to reach $298,500. With just two months of inventory available and sales prices going up, Kitsap County is a definite seller's market.

Sales Fall in Silverdale Real Estate Market | Published: 7/3/2016 | Homesnap Real Estate News

The Silverdale market slowed with a 5.3% sales drop in this week's report. However, overall sales numbers for the last 30 days remained above the monthly average (15.7) with 18 homes sold. In comparison, nearby Bremerton had 61 sales in the same time frame, the most of all neighboring cities. The median sales price climbed to $272,450 over the latest reporting period for Silverdale, up from $250,500. In spite of the decrease in sales, a low two months of inventory signals that Silverdale is a strong seller's market.
